VIP Market Update — 4th Qtr 2011 ( October 1 - December 31, 2011)
Information is Power ... To Make the Right Decisions at the Right Time

Market Commentary — Lakewood Ranch continues to lead the way in this area in in "bounce back" in both condos and single family homes. Although the 4th quarter activity slowed a bit, the % sold vs. not sold continues to reflect a strong shift to a Seller's market.

The same could be said for the 4th quarter activity for mainland homes (the bulk of properties reported) and condos which is reflecting "stronger demand" and a reduced rate in the decline of the median price (although still off 3%-5% from a year ago). This activity bears watching as there still hasn't been a solid trend established and we all know that 1 or 2 quarters does not a market make.
